Cabin Rental Business for Sale
I could write a book on the 14 years I've invested in growing a profitable cabin rental management company located in the sweeping foothills of the Blue Ridge Mountains. Come here and you'll understand why no one wants to leave. This year, though, I am faced with the reality of aging parents and family priorities that require my full attention. My wife and I are committed to working with the new owners in every possible way. We know first-hand ideal opportunities are rare indeed and there's so much potential here. In 2013, our business had a gross income of $280,000. This year, we implemented a new state-of-the-art robust reservation system. It simplifies key management aspects — from billing to record maintenance to reservations and beyond. We have a loyal customer base and excellent guest records dating back to when we first opened. This will allow the new owners to easily introduce themselves to a tried and true market utilizing social media. Yet, beyond everything else, we stand apart from other cabin management companies simply with the product we provide. Our cabins are elegant with masterful architecture. Sarah Cole, a well-known local interior decorator, has worked to create relaxing and tasteful "boutique-style" properties that reap higher revenue.
On that note, we have created a platform to welcome new cabins as the business continues to expand, but it's always been paramount to be the best at what we do — rather than merely the biggest. We have a "core" base of cabins that are all located in the same gated, private mountain development. Because of this, we've been able to book wedding parties, family reunions, fishing tournaments and other special occasions. This, too, sets our company apart from the rest.
It all pays off. We've seen an increase in bookings almost every year. It's where the Metro comes to enjoy the mountain. So, change your altitude and e-mail or give us a call today. Meanwhile, the next time you're stuck in traffic, think how nice it would be to be working and possibly living on top of a mountain soaking in the breathtaking views of the North Georgia Mountains every day at work instead of that cubicle.
The owner is motivated to sell and would prefer the new buyers to carry on the business in the same manner, by living on the property. He is willing to discount the price of the business if you purchase one of the following homes:
- 5/5 Southern Living home at entrance on property (listed at $427,000) and business for sale ($150,000): $487,000 (a savings of $90,000!)
- Laurel's Rest Cabin (priced at $139,000) and business for sale ($150,000): $224,000 (a savings of $65,000!)
Facilities: Our newly installed state-of-the-art reservation system will enable you to run the business from wherever you choose. Most cabin temperatures are also manually controlled on a computer. We have a "core" base of 11 properties which are located within a mile of each other. We are open to discussing cabin or home ownership if the new owners prefer a home/office on the grounds.
Competition: We stand apart from other cabin management companies with the product we provide. Our cabins are elegant with beautiful natural wood architecture. We offer a true mountain experience, as opposed to renting a home in a subdivision. We are also the only cabin management company located within a few short miles of Fort Mountain State Park. Thousands upon thousands of bikers and hikers say the trails around Fort Mountain are the best they've ever cycled. There's also an abundance of wineries, fly-fishing and quaint restaurants and shopping.
Growth & Expansion: We've been fortunate to see an increase in business each year since we started our management company in 2000. We've painstakingly built our reputation as a fair and equitable company to work with, which will help the new owners attract new properties, if they so choose. There are also plenty of marketing opportunities, especially since we've maintained guest records dating back to 2000. Currently, we have a repeat guest loyalty program in place which has been extremely successful in generating additional sales.
This area caters to tourists as a mainstay of the economy. There are countless area festivals, including Apple Fest, which is the most popular street fair in Northwest Georgia.
Support & Training: Free training of software, if needed. Current owners will help answer any questions new owners may have. Reservation software provides easy to understand instructional videos. See FAQ for more detailed information about the software.
Reason for Selling: Family obligations make this necessary, but not easy. We will miss the beauty of these majestic mountains and the friendships we've made with our repeat guests.
